BAGH-E-ZEHRA WELFARE TRUST (‘BZWT’): ESTABLISHED IN JUNE 2000 IN KARACHI

Community Support by ZT & BZWT

The object of the trust is to promote charitable, educational, social, economic and cultural welfare of the community at Large. The Trust Deed was executed on 5th June 2002 in Karachi.
Whilst ZT was formed mainly to address the housing needs of the Khoja Community and BZWT was established to support the needy and people from the Larger Shia Community.

ACHIEVEMENTS IN HOUSING PROJECT

Purpose built housing provided to about 3985 families. Interest free loans of Rs 1.896 Billion has been disbursed during the last
37 years. Market value of the houses provided is over Rs 10 Billion. Rent subsidy being provided to about 100 familiies.

Non-khoja Families

Between 2002 to 2015; Rs 50.0 Million amount of loan provided to 481 families.
From 2016 till now, Rs 580 Million amount of loan provided to 470 families.
The recovery rate hovers around 90% since 2002

So far; Rs. 1.316 Bn amount of loan provided to 3425 Families in Karachi
The recovery rate is around 90%

BZWT is developing a State-of-the-Art Housing Project to provide housing to registered Widows & Orphans with HBT.

Interior Sindh Project

In Interior Sindh, the focus is largely on Hyderabad and Distt. Badin:

BZWT is providing partial housing financing to KHOJA & NON-KHOJA
alike.
The focus has been to assist the underprivileged community members,
primarily as they are more deserving and to ensure that NO ONE iswithout a ROOF.
Currently, BZWT extends Max. Housing Loan of Rs. 2.0 Mn as partial support.
However, the capacity to repay the loan from the Absolute & Relative
Poverty cases is low, hence, in certain cases instead of Housing Loan. We provide Rent Subsidy and / or Loans for Rental Security Deposit.

Current Market Situation

The Property prices have increased considerably owing to an increase
in inflation rates, and USD/PKR currency disparity.
Our target is to assist at least 500 Khoja families.
We propose to increase the Housing Loan Cap from Rs 4.0 Million to Rs 6.0 Million.

To accomodate 500 Khoja families @ Rs 6.0 Mn per family; BZWT would require funding in the range of Rs 2.0 Billion (Eqv USD 10.5 Million). Subsequently, with monthly repayments coming - we can rollover and accommodate another 50 families per annum.
